Moving Out
Need to move? We're sorry to see you go, but we understand that life leads us in many different directions, and it's not always in the same place. When you're ready to finally make that move, we’ve compiled information here to help you in your move-out process. If you are careful to follow these guidelines properly, you should be able to avoid any issues which may result in fines or reductions to your security deposit.
Notice of Termination
The first, most important item you must remember is to give us written notice of your intention to terminate. For more detailed information on this, see Renewing or Terminating Your Lease.
Important Items to Note
- You must be out of your apartment no later than 5 pm on the last day of your lease. This date is written on your lease, and is typically the last day of that particular month. In order to be considered completely moved out, all personal items must be removed, the keys left on the kitchen counter, and the front door locked by that time. Failure to vacate by 5 pm will result in a penalty of not less than double the daily rental rate plus other fees.
- Do not leave anything in the apartment! If you have made previous arrangement to leave otems for the next resident, you must make arrangements to give those items directly to them. Don't leave them in the apartment or they will be thrown out, and the cost of disposal will be charged to you.
- Please note that when you are throwing out trash, you may not place heavy objects, oversized items, or any type of furniture in the trash area. Those items must be brought to a Baltimore City Citizen Drop-Off Center. See a list of Baltimore City Drop-Off Centers.
Move-Out Checklist
Please use the following checklist to ensure that your apartment is left in appropriate condition upon move-out. Failure to ensure all of these items are completed will also result in charges to your account:
Common Areas
- All personal items including furniture must be removed from the apartment.
- All hardwood floors swept, with no dust or dirt remaining.
- All cabinetry, closets, and shelving completely emptied.
- All switch and outlet covers must be clean and void of dirt.
- All carpets must be completely shampooed at your cost and effort unless you have a written waiver from the manager.
- All tile floors must be mopped, and floor grout must be scrubbed clean with no discoloration remaining.
- Consider using bleach or other cleaning solution.
- Ensure all smoke detectors are properly secured to the ceiling, in working condition, and change the batteries in any beeping units.
- Clean all window blinds and window screens, and close all open windows.
- All building-provided storage units, if applicable, must be empty, clean, and left unlocked.
Kitchen
- Refrigerator and freezer completely cleaned and all food removed.
- Stove, Oven, Microwave, Dishwasher, Sink, completely cleaned, inside and out.
- Cabinets, pantries, and shelving must be emptied and cleaned.
- Countertops should be wiped clean.
Bedrooms
- All personal items, including furniture, clothing, and trash must be removed.
- Wooden floors must be swept, with no dust or dirt remaining.
- Closets and shelving must be completely emptied and cleaned.
- Carpets must be completely shampooed at your cost and effort unless you have a written waiver from the manager.
Bathroom
- Tile grout must be scrubbed clean in the bathroom, no discoloration remaining.
- Shower / bathtub, toilet, and sink must be completely clean.
- Shower curtains, including rings, must be removed.
- Any closets, shelves, or medicine cabinets must be completely empty and cleaned.
- All mirrors, floors, and counter surfaces must be thoroughly cleaned with bathroom cleaner.
FINALLY, leave all keys on the kitchen countertop when you leave, including all Medeco key(s), door key(s), mailbox key(s), garage key(s), and any copies you have made.</span
Final Inspection
A final inspection of your apartment will be scheduled within five days after you've surrendered your apartment back to us. For more information, see Final Inspections for more information.
