Downtownian.com provides maintenance services at no charge.  Those services include repair of any electrical or plumbing issue, or any appliance, cabinet, floor, door, window, fire safety, security or peeling paint issue caused by normal wear and tear or age. We actively maintain and clean the common hallways and exterior of your building as well, and provide pest control.

There are some cases, however, where we do bill for our services.  We do this, as do all other small-building landlords, to keep costs low enough that these apartments remain affordable.

Cosmetic Repairs

If a purely cosmetic item bothers you, we will be happy to repair it at a reasonable price. You are responsible for providing your own space heaters, air conditioning unitslight bulbs, and other household items.  If you would like us to assist you with the installation or replacement of any of these items, we would be glad to help you for a small fee.

Small Issues

You are responsible for small problems, so buy drain cleaner and a plunger. Check for hair in a clogged drain, and replace the light bulb in a dark fixture before calling maintenance, to avoid being assessed a fee.

Negligence

We rely on our residents to report issues to us as they arrise.   In some cases, the failure to report an issue can cause the issue to become much worse, and require more time and resources to repair.  For example, if you notice that the drain under your kitchen sink is leaking, you'll need to report that to us right away to avoid the leak from causing any additional damage.  If you know about it but don't report it, it can end up leaking through to the apartment below and cause damage to the ceiling.  By not reporting that problem as soon as you noticed it, you would be responsible for that additional damage, and be charged the cost of repair.
